Why moss and lichen on a roof are worth dealing with
Moss behaves like a sponge. It holds water against the roof long after the rain has stopped, keeps everything underneath permanently damp, and works its way into the laps and joints. Lichen is worse again. It roots into the surface itself.
The version people actually notice is the overflow. Moss builds up in a hollow or a valley, water backs up behind it, and in heavy rain it goes over the side instead of down the downpipe. By then it isn’t a cleaning job any more.

Roof wash or roof treatment?
Two different jobs, and people mix them up constantly. A roof treatment is the spray. It kills the growth and carries on working for months. A roof wash is a physical clean, usually because you want the result today rather than in eight weeks: before painting, or before the photos go up.
Most people want the treatment. If you’re about to repaint or put the house on the market, say so and we’ll tell you which one you actually need.
Your garden and your pets
Before we start we soak down the garden beds and lawn below the roofline, and rinse them again when we’re finished. Water dilution is what protects your planting. Anything delicate or precious, we move or cover it with you first. Pets indoors while we work and back out once we’ve rinsed down.
